Inco Sistema de Reservas de lotes

2022 Integrations Software Factory Digital Marketing

Since 2022, we have been working together with PixelMachine on the development of a lot reservation management platform for Inco. The solution was conceived as a complete tool for managing real estate projects, where administrators could create multiple developments, organize neighborhoods, configure project phases, and offer lots for sale in a controlled and structured way.

The system was designed to handle staggered access to reservations, preventing all users from entering at the same time. Interested buyers had to register and obtain a slot, following an arrival-based order and a group-release logic. Once their turn started, each user had a configurable time window to select up to a specific number of lots before reaching checkout. If the process was not completed within the defined time, the reservation expired and the user had to request a new slot.

The platform also integrated the payment flow with Mercado Pago, including a confirmation step subject to a second configurable deadline. If payment was not validated within that period, the reservation was automatically released. Once confirmed, a webhook updated the reservation status, blocked the lots to prevent additional selections, and triggered multiple automated emails. One of the most interesting aspects of the project was the use of an interactive SVG map for lot selection, allowing flexible visualization, custom styling, and dynamic JavaScript-driven behaviors. This was complemented by project-level configuration options and a layer of scheduled cron tasks for backups, payment checks, and security routines.

Inco Sistema de Reservas de lotes

A reservation platform built around timing logic, payments, and interactive maps

This project was developed as a specialized solution to structure and automate the lot reservation process for high-demand real estate developments. The main challenge was not only to display availability, but to properly manage access logic, decision windows, payment confirmation flows, and dynamic unit blocking in order to guarantee a fair, traceable, and operationally reliable process for every launch.

The platform combined administrative management and user experience within the same environment. From the back office, administrators could create projects, configure phases, define launch windows, and adjust critical parameters such as slot duration, payment deadlines, and reservation behavior. On the user side, the flow was carefully designed to guide each person from registration and slot assignment through lot selection, checkout, and final payment validation, integrating Mercado Pago and a webhook-based system to automate status changes and final lot blocking.

A major technical differentiator was the implementation of interactive SVG-based maps, which made it possible to represent lots with a high level of visual and functional flexibility. This enabled custom styling, dynamic states, and controlled JavaScript-driven interactions, creating a much clearer and richer selection experience. At the same time, the platform included scheduled cron tasks to support daily operations, running security routines, backups, and automatic payment validations. The result was a versatile, robust solution prepared to adapt to multiple real estate projects with different business rules.
